Before You Call โ€” Identify the Exact Problem

Most toilet problems have a specific cause that points directly to the right repair. These checks take under 3 minutes and help confirm whether you need a component repair, a reset, or a full replacement.

  • Running toilet โ€” do the food coloring test

Add 5โ€“10 drops of food coloring to the tank. Wait 10 minutes without flushing. If color appears in the bowl, the flapper is leaking. If the tank is overflowing into the overflow tube (you can see water going into a vertical tube inside the tank), the float is set too high or the fill valve is failing โ€” not the flapper.

  • Rocking toilet โ€” check the base before assuming it needs replacement

Grasp the toilet bowl at the sides and apply gentle side-to-side pressure. Movement of more than 1/8 inch indicates loose closet bolts, a failed wax ring, or a damaged flange. This is a reset job โ€” not a replacement โ€” unless the toilet bowl itself is cracked. Check the floor around the base for soft spots or discoloration, which indicates water has already reached the subfloor.

  • Weak flush โ€” check the water level in the tank

The water level in the tank should sit about 1 inch below the top of the overflow tube. If it’s lower, the fill valve isn’t delivering enough water for a full flush. Also check under the rim: the small holes around the inside of the bowl (rim jets) can become clogged with mineral deposits over time in hard water areas like Phoenix, Las Vegas, and Tucson, reducing flush power significantly.

  • Complete blockage โ€” don’t force it with a plunger more than twice

A standard plunger clears most toilet clogs caused by paper and waste. If two full attempts don’t clear it, the blockage is likely past the toilet’s trap โ€” in the drain stack or further down the line. Continued plunging at that point risks damaging the wax ring seal. Note whether any other drains are slow or backing up, which indicates a main line issue, not just the toilet.

Diagnose Your Toilet Issue

Toilet Problems We Diagnose & Repair

Every toilet problem has a specific mechanical cause. NorTech technicians diagnose the actual failure โ€” not just the symptom โ€” and repair or replace only what needs it.

Continuously Running Toilet

Water runs into the bowl or out the overflow tube without stopping. Caused by a failing flapper, a misadjusted float, or a worn fill valve. Wastes 200โ€“700 gallons per day. The food coloring test identifies whether the flapper or the fill valve assembly is the culprit โ€” each is a different part and a different repair cost.

Phantom Flush (Ghost Flushing)

The tank randomly refills without being flushed. A slow flapper leak drops the tank level until the fill valve triggers. The toilet effectively flushes itself on a loop. Easy test: food coloring in the tank. Easy repair: flapper replacement. Left unfixed, it’s a significant monthly water cost in Houston, Tampa, Orlando, and other high-rate water markets.

Weak or Incomplete Flush

The toilet flushes but doesn’t clear waste completely. Causes include: low water level in the tank, clogged rim jets from mineral buildup (common in hard water areas), a partially blocked trapway, or a flapper that closes too quickly. Each cause has a different fix โ€” NorTech diagnoses which is responsible before recommending a repair or replacement.

Rocking or Unstable Base

Movement at the base indicates loose closet bolts, a failed wax ring, or a damaged flange. This is a structural concern โ€” not cosmetic. A broken wax ring allows sewer gas into the bathroom and water to leak under the tile with every flush. Subfloor rot follows quickly in homes in humid climates like Jacksonville, Atlanta, Tampa, and Charlotte.

Leaking at the Base

Water on the floor around the toilet base after flushing means the wax ring seal has failed. Water seeping out with every flush saturates the subfloor before it becomes visible on the tile surface. The longer it goes, the more subfloor damage accumulates. The toilet must be reset with a new wax ring โ€” the flange is inspected and repaired as part of the same job.

Complete Blockage

The toilet doesn’t drain at all or fills to the rim when flushed. A plunger resolves most clogs within the toilet trap. Clogs that don’t respond to plunging are in the drain stack or main line โ€” requiring a drain snake or hydrojetting to clear. If multiple toilets or drains are blocked simultaneously, the main sewer line is the issue.

Repair or Replace?

When to Repair Your Toilet vs. Replace It

Most toilet problems are component failures that don’t require a new unit. Replacement makes sense in specific situations. Here’s the breakdown.

Repair Makes Sense When:

  • The porcelain bowl and tank are crack-free and in good structural condition
  • The problem is a failed flapper, fill valve, flush valve, or supply line
  • The toilet is rocking but the bowl itself is intact โ€” reset and wax ring replacement
  • The unit is under 15 years old with no history of recurring issues
  • The toilet flushes at 1.6 gpf or less and you’re satisfied with its performance

Replacement Is the Right Call When:

  • The porcelain bowl or tank has a visible crack โ€” cracks cannot be reliably repaired
  • The unit uses 3.5+ gallons per flush and you want to reduce water consumption
  • The toilet has had multiple component failures within a short period
  • You need ADA-compliant height or a different rough-in distance for renovation
  • The flange is severely damaged and the floor repair makes a new install the better value

New Toilet Options

Toilet Types We Install

NorTech installs all residential toilet configurations. If you’re upgrading, we can help match the right type to your bathroom layout, rough-in distance, and household needs.

Two-Piece Toilets

Separate tank and bowl. The most common residential configuration. Easier to transport and service โ€” the tank and bowl can be replaced independently if only one is damaged. Available in all rough-in distances and heights.

One-Piece Toilets

Tank and bowl fused into a single unit. Lower profile, easier to clean, more contemporary appearance. Heavier to install and more expensive to replace if the tank cracks, but generally more durable and less prone to tank-to-bowl gasket leaks.

ADA / Comfort Height

Seat height of 17โ€“19 inches versus the standard 15 inches. Easier to sit and stand for taller individuals, elderly users, and those with mobility limitations. ADA-compliant height is required for accessibility in bathrooms that serve disabled residents. NorTech verifies rough-in and flange condition before installation.

High-Efficiency & Dual-Flush

WaterSense-certified models flush at 1.28 gpf versus the 3.5โ€“5 gpf of older units. Dual-flush models offer a reduced-volume option for liquid waste. In markets like Las Vegas, Phoenix, and Tucson where water scarcity affects rates, the savings on a household with multiple toilets can be significant over the unit’s lifespan.

The Real Cost of a Faulty Toilet

What a Running or Leaking Toilet Actually Costs

A toilet problem that seems minor is often a significant hidden cost. These figures represent real waste from common, unfixed toilet failures.

200โ€“700 gal/day

Running Toilet Waste

A continuously running toilet wastes between 200 and 700 gallons per day depending on the severity of the flapper or fill valve failure. At average residential rates, that’s $30โ€“$70 added to the monthly water bill โ€” every month it goes unrepaired.

200+ gal/day

Phantom Flush Waste

A ghost-flushing toilet caused by a slow flapper leak refills 6โ€“10 times per day on its own. Each phantom refill cycle wastes a full tank of water โ€” 1.6 to 3.5 gallons per cycle. The sound is easy to ignore; the water bill isn’t.

$3,000โ€“$8,000

Subfloor Damage from a Rocking Toilet

A toilet that rocks slowly destroys the wax ring seal. Water leaks under the tile with every flush, saturating the subfloor over weeks or months. By the time it’s visible on the surface, the plywood subfloor and surrounding framing often require partial replacement.

How Toilet Repair & Installation Costs Are Determined

Toilet service costs vary from a minor component replacement to a full installation with flange repair. NorTech provides a written estimate before any work begins โ€” the price you’re quoted is what you pay.

Repair vs. Replacement

A flapper replacement is a minor repair. A full tank rebuild costs more. A complete toilet swap with flange inspection and wax ring is a different scope entirely. All options are quoted clearly.

Flange Condition

If the flange is cracked, corroded, or set at the wrong height, it must be repaired before the new toilet is installed. Flange repair is quoted separately and done in the same visit when possible.

Toilet Model & Type

Standard two-piece toilets are stocked on NorTech trucks. ADA, one-piece, or specialty models are sourced same-day or next-day and quoted with the full installed cost before ordering.

Subfloor Condition

If the rocking toilet or leaking wax ring has caused subfloor damage, that repair is quoted separately before the toilet reset. NorTech assesses and documents the condition on arrival.

Common Questions

Toilet Repair & Installation โ€” Frequently Asked Questions

Direct answers to the most common toilet questions โ€” running toilets, phantom flushes, rocking bases, replacement timing, and cost.

A toilet that runs continuously after flushing almost always has one of three causes: a worn or warped flapper that no longer seals the flush valve, a float set too high causing water to spill into the overflow tube, or a failed fill valve that can’t shut off. Each is a different repair. The easiest test: put a few drops of food coloring in the tank. If the color appears in the bowl without flushing, the flapper is the culprit. If water is running into the overflow tube, the float needs adjustment or the fill valve needs replacement.

A phantom flush โ€” also called ghost flushing โ€” is when the toilet refills on its own without being flushed. It’s caused by a slow leak from the tank into the bowl through a failing flapper. Water silently seeps out until the tank level drops enough to trigger the fill valve. The toilet then refills, creating the sound of a flush cycle. A phantom flush can waste 200 or more gallons per day โ€” it’s a flapper replacement, which is a straightforward repair.

A rocking toilet is almost always caused by a failed wax ring seal, loose closet bolts, or a damaged toilet flange. This is not a cosmetic issue โ€” a rocking toilet breaks the wax ring seal, allowing sewer gases to enter the home and potentially allowing water to leak onto the subfloor with every flush. Left unaddressed, it causes subfloor rot and significant structural damage. The toilet must be removed, the wax ring replaced, the flange inspected, and the toilet reset properly.

Toilet repair costs depend on which component has failed. A flapper replacement is a minor repair. A full internal rebuild โ€” replacing the fill valve, flapper, flush valve, and supply line โ€” is priced higher but still significantly less than a full toilet replacement. Toilet installation cost includes removing the old unit, inspecting and preparing the flange, setting the new toilet, and testing. NorTech provides an upfront written estimate before any work begins.

Replacement makes sense when: the porcelain bowl or tank has a crack (cracks cannot be repaired reliably), the toilet is over 25 years old and has had multiple component failures, or the toilet uses 3.5 or more gallons per flush and you want to upgrade to a WaterSense-certified model at 1.28 gpf. A replacement also makes sense when the flange is damaged and the floor requires partial demo โ€” it’s more efficient to install a new unit at that point.

The toilet flange is the fitting that connects the toilet base to the drain pipe in the floor. It provides the mounting point for the closet bolts that secure the toilet and the surface the wax ring seals against. A cracked, corroded, or improperly positioned flange is the root cause of many toilet rocking and leak problems. Toilet installations done without inspecting and correcting the flange condition fail prematurely. NorTech inspects the flange on every toilet removal and replaces or repairs it as needed before the new installation.

A straightforward toilet replacement โ€” remove old unit, inspect flange, set new toilet with fresh wax ring, connect supply line, test โ€” typically takes 1โ€“2 hours. If the flange requires repair or replacement, or if the subfloor has water damage that needs to be addressed, the job takes longer. NorTech provides a time estimate as part of the upfront quote.

Yes. A continuously running toilet wastes between 200 and 700 gallons per day depending on the severity of the flapper or fill valve failure. At average residential water rates in Houston, Dallas, Phoenix, Las Vegas, and other major metros, a running toilet adds $30โ€“$70 or more to a monthly water bill. A toilet running for several months before being noticed or repaired can add hundreds of dollars in wasted water costs.
