Prehung vs Slab

Prehung installations take more time and labor than slab replacements because the entire frame must be removed and the new unit shimmed and set plumb. Slab installs into an existing frame are faster and more affordable when the frame is in good shape.

Door Material

Hollow core doors cost less than solid core, and solid wood doors cost more than wood composite. The door material you supply — or that NorTech sources — directly affects the material portion of the project cost.

Frame Condition

If the existing door frame is damaged, water-stained, or out of square, additional work is required before the new door can be hung correctly. Frame repair or replacement adds to the labor scope and is assessed during the estimate.

Hardware Inclusion

Door knobs, lever sets, hinges, and deadbolts add to the project cost when supplied by NorTech. If you supply your own hardware, labor to install it is still included but material cost is reduced.

Number of Doors

Multi-door appointments are more efficient per door — setup, tool staging, and travel time is shared across the job. Replacing four doors in one visit costs less per door than scheduling four separate single-door appointments.

Standard 80-inch doors are the most straightforward to install. Taller doors, wider openings, barn door hardware systems, and French door sets require additional time and may involve structural assessment before the install begins.

Common Interior Door Problems That Need Attention

Most door problems are either installation errors or signs of structural movement in the home. These are the most common issues NorTech diagnoses and corrects.

Door Sticks or Binds

A door that sticks seasonally is usually responding to humidity and wood expansion — often correctable with a minor adjustment or light planing. A door that sticks year-round or has never worked properly is a sign the frame is out of square or the door was hung incorrectly.

Door Won’t Latch

When the door panel and the strike plate don’t align, the latch bolt can’t engage. This is usually caused by the door or frame shifting over time. Repositioning the strike plate or adjusting the hinges brings them back into alignment without replacing the door.

Visible Gap at Frame

A door with inconsistent gaps around the perimeter — too tight on one side and too loose on the other — was either hung out of plumb or the frame has racked. Small gaps are corrected with hinge adjustment. Large or uneven gaps may require a new prehung unit.

Squeaking Hinges

Squeaking is almost always a hinge issue — either friction from dry metal contact or a bent hinge pin causing binding. In most cases this is resolved without any parts. Persistent squeaking after lubrication indicates a hinge that needs to be replaced or reset.

Door Swings Open or Closed on Its Own

A door that won’t stay in position is out of plumb — the frame is leaning slightly and gravity is doing the rest. The fix is adjusting the hinge position to compensate for the lean, or in more severe cases, replacing the frame to bring the opening back to plumb.

Damaged Door Panel

Holes, deep dents, split panels, and broken door skins are not repairable to a clean finish in most cases. A slab replacement into the existing frame is often the most cost-effective solution — the frame stays, and only the door panel is replaced.
