Whatโ€™s Included in Your Restoration

Three services that work together as a complete restoration system โ€” clean first, repair next, protect last. Each step matters for results that hold up.

Deep Pressure Washing & Cleaning

Professional pressure washing calibrated for your specific material โ€” wood, composite, or vinyl โ€” removes algae, mildew, embedded dirt, and old finish residue. The right PSI matters: too high damages wood fibers and composite surfaces. We dial it in correctly every time.

Includes: Full surface wash at material-appropriate PSI, mildew treatment, rinse of all adjacent surfaces, and dry assessment before any repair or finish work begins.

Precision Structural Repairs

We replace damaged, rotted, or split boards; tighten loose fasteners; reinforce failing joints; and stabilize weak posts or rails. Safety first โ€” we address every structural risk before touching the finish. A beautiful deck that flexes underfoot isn’t done.

Includes: Board replacement, fastener inspection and tightening, joint reinforcement, post and rail stability check, and rot removal with sister board splicing where applicable.

Premium Staining & Weatherproof Sealing

We apply a premium-quality stain and UV-resistant weatherproof sealant matched to your material, existing finish, and desired look โ€” transparent, semi-transparent, or solid-color. The result is a surface that’s protected against moisture, UV, and wear for years, not months.

Includes: Stain type selection guidance, surface prep and priming where needed, even application in the correct conditions, and cure verification before the job is signed off.

We Restore Every Outdoor Structure Type

Each structure has its own specific challenges, inspection points, and restoration sequence. Here’s how we approach the most common residential outdoor structures.

Decks

Wood & composite ยท Most complex to restore

Decks take the hardest abuse โ€” constant foot traffic, direct sun, rain pooling, and freeze-thaw cycles. Key failure points are the ledger board connection, joist ends, and any decking boards that trap moisture. A thorough restoration extends a deck’s life by 8โ€“15 years.

1

Full pressure wash with mildew treatment and degreasing of cooking/BBQ areas

2

Structural inspection โ€” ledger board, rim joists, post bases, and all fasteners

3

Board replacement, fastener upgrade, and railing stability reinforcement

4

Stain and seal with anti-UV, anti-moisture protection matched to your surface type

Fences

Wood, vinyl, composite & metal ยท High rot exposure

Fences rot from the ground up โ€” posts are the first thing to fail, and most homeowners don’t notice until the fence leans or falls. We inspect every post at the soil line, replace failing sections, and seal the entire structure to slow future moisture intrusion.

1

Pressure wash from top to bottom; soft wash for vinyl to prevent surface damage

2

Post inspection at grade level โ€” the most critical and commonly missed failure point

3

Panel, picket, and rail replacement; re-setting loose or leaning post sections

4

Stain or paint finish with penetrating end-grain sealer on post bases

Pergolas & Arbors

Wood & metal ยท UV and moisture focus

Pergolas and arbors are exposed from above โ€” no shade, full UV, and direct rain. The overhead rafters and beams degrade fastest, often checking (surface cracking) and graying long before any structural failure. Restoration stops the degradation cycle and brings back the warmth of the original wood tone.

1

High-reach pressure wash and brightening treatment to restore natural wood tone

2

Beam and rafter inspection for checking, splitting, and connection hardware

3

Hardware upgrade and joint reinforcement where beam-to-post connections have loosened

4

UV-resistant stain and sealer application โ€” overhead and all exposed surfaces

Gazebos & Garden Sheds

Wood & composite ยท Full structure restoration

Enclosed and semi-enclosed structures accumulate moisture in corners, along the floor perimeter, and around any roof-to-wall intersections. These are the areas where rot starts invisibly. Full restoration includes these hidden zones โ€” not just the visible surfaces.

1

Full exterior wash including roof edges, soffits, and foundation perimeter

2

Moisture and rot inspection at base plates, corner boards, and roof line transitions

3

Siding and trim repair; re-caulking of all seams and penetrations

4

Exterior stain, paint, or seal finish matched to your home’s color palette

Material Matters โ€” We Treat Each One Differently

The same restoration process applied to the wrong material produces the wrong result. Here’s how our approach changes based on what your structure is built from.

Natural Wood

Cedar, redwood, pine, and pressure-treated lumber each have different porosity, tannin levels, and stain compatibility. Wood is the most restorable material โ€” and the most demanding. It needs the most maintenance but delivers the best results when properly treated.

  • Needs highest-pressure wash (800โ€“1500 PSI depending on species)
  • Must be fully dry before stain โ€” 48โ€“72 hrs minimum
  • Accepts all stain types: transparent, semi, solid
  • Requires re-staining every 2โ€“4 years depending on exposure
Composite Decking

Composite is marketed as low-maintenance โ€” but it still needs cleaning, and many composites develop mold, staining, and fading over time. The key difference: composite cannot be sanded or stained like wood, so surface care is the primary tool.

  • Low-pressure wash only โ€” never above 1500 PSI
  • Composite-specific cleaning solution for mold and tannin stains
  • Cannot be re-stained โ€” composite sealers applied for protection
  • Structural repairs same as wood (substructure is often standard lumber)
Vinyl & PVC

Vinyl fences and railings are the lowest-maintenance option but are not maintenance-free. They oxidize over time, developing a chalky surface and UV discoloration. Soft washing restores appearance without damaging the surface.

  • Soft wash only โ€” pressure washing can warp or damage vinyl
  • Oxidation treatment and brightening restores original white/color
  • Cannot be stained โ€” vinyl paint or restoration coating for color refresh
  • Post and rail repairs via section replacement, not patching

Which Stain Finish Is Right for Your Structure?

Stain type changes the look, the maintenance interval, and how future re-coats work. We walk you through this choice before any product touches your structure.

Transparent Stain

Lets the full natural wood grain show through with just a hint of color or warmth. The lightest protection level โ€” ideal for newer, well-maintained wood in good condition. Requires the most frequent re-application.

Grain visible

โœ… Full

Protection level

Light

Re-coat interval

1โ€“2 years

Best for

New or near-new wood
Semi-Transparent Stain

Shows wood grain with a richer, deeper color tone. The most popular choice โ€” balancing natural appearance with meaningful UV and moisture protection. Works well on wood that has some weathering but still has good grain texture.

Grain visible

โœ… Partial

The Rot Assessment: How Bad Is It Really?

Surface rot looks alarming but is often very treatable. Structural rot is a different story. Here’s how we assess the four levels of wood decay โ€” and what the right response is at each stage.

Surface Gray & Weathering

The top wood fibers have oxidized and turned gray. Structurally completely sound. A pressure wash and brightening treatment restores the original tone.

โ†’ Clean & reseal

Early Surface Rot

Top ยผ” of wood is soft or spongy but the core is solid. Rot hasn’t penetrated to the structural zone. Treatment and penetrating consolidant stabilizes the surface.

โ†’ Treat & consolidate

Deep Rot โ€” Board Level

Rot has penetrated beyond the surface into the structural zone of a board or post. The affected board must be replaced, but the surrounding structure is still sound.

โ†’ Board replacement

Structural Rot โ€” Posts & Joists

Rot has reached the load-bearing elements. This is a safety issue that requires structural member replacement before any cosmetic work. We’ll tell you honestly and scope it correctly.

โ†’ Structural rebuild required

When Is the Best Time to Restore?

Outdoor structure restoration is weather-dependent โ€” stain and sealant application requires the right temperature and humidity to cure correctly. Here’s how to think about timing by season.

๐ŸŒฑ Spring

Best overall window

  • Post-winter damage is fresh and visible
  • Moderate temps โ€” ideal for stain cure
  • Wood moisture levels are stabilizing
  • Ready for full summer use after restoration
โ˜€๏ธ Summer

Good with timing

  • Dry conditions are ideal for stain cure
  • Avoid very hot days โ€” stain can dry too fast and lap
  • Schedule work in early morning or late afternoon
  • Great for fence and pergola work
๐Ÿ Fall

Excellent window

  • Cooler temps = slower, more even stain cure
  • Sealing before winter is highest-impact protection
  • Lower humidity in many regions
  • Schedule before first frost โ€” stain won’t cure below 50ยฐF
โ„๏ธ Winter

Not recommended

  • Stain and sealant won’t cure below 50ยฐF
  • Wet wood cannot accept finish product
  • Good time to assess and plan for spring
  • Structural repairs can proceed in dry weather

Ideal For

This package works across a range of homeowner situations. Here’s who gets the most out of it.

Aging or Weather-Worn Structures

If your deck or fence is graying, cracking, or showing rot spots, restoration can bring it back dramatically โ€” and for far less than replacement. Most structures respond extremely well to a proper clean-repair-seal sequence.

Pre-Summer & Post-Winter Prep

Get your outdoor spaces ready before the season starts, or reverse the damage that winter left behind. Spring and fall are the most popular windows โ€” and booking early ensures you get on the schedule.

Pre-Sale or Rental Staging

A freshly restored deck and fence adds thousands to perceived home value. Buyers notice outdoor structures immediately โ€” a gray, weathered deck signals deferred maintenance, while a clean, sealed deck signals pride of ownership.

Enhancing Backyard Functionality

If you’re investing in outdoor furniture, landscaping, or entertaining upgrades, making sure the structure underneath is in top condition is the foundation that makes everything else work โ€” and last.

Let Your Fence Stand Tall. Let Your Deck Look Like the Day It Was Built.

With the Outdoor Structure Restoration Package, your home’s exterior works as beautifully as it looks โ€” and it lasts. This isn’t just maintenance. It’s a full refresh that makes your outdoor spaces safe, stylish, and built for what comes next.

How a Restoration Visit Works

A structured process from initial assessment to final walkthrough โ€” so nothing gets missed and every step is done in the right order.

1

Structure Assessment & Quote

We inspect the full structure โ€” top to bottom, surface and subsurface. We tap-test for hidden rot, probe soft spots, check all connections, and identify every repair needed before any work is scoped or priced. You receive a structure-specific quote that itemizes each repair area, the finish plan, and any add-ons separately. No surprises on the day of service.

2

Deep Cleaning & Surface Prep

Pressure washing at the correct PSI for your material, mildew and algae treatment, degreasing of any cooking or stain areas, and rinse of all adjacent surfaces. We let the structure dry fully โ€” usually 24โ€“48 hours โ€” before repairs or finish work begin. Applying stain to wet wood is one of the most common and costly mistakes in DIY restoration; we never do it.

3

Structural Repairs

Board replacement, fastener upgrades, rot removal with sister-board splicing, post re-setting, rail tightening, and hardware replacement if selected. All structural repairs are completed before finish work begins โ€” because staining over failing boards just seals in the problem. We work systematically from most critical to least critical repairs.

4

Stain, Seal & Finish Application

We apply your chosen stain type in the correct weather window โ€” not in direct sun, not when rain is forecast within 24 hours, and not when temperatures are below 50ยฐF. Application is done in even, overlapping strokes to eliminate lap marks. If anti-slip coating was selected, it’s applied as a final layer after the stain has cured.

5

Cure Monitoring, Walkthrough & Handoff

We verify cure progress, clean up the surrounding area, and walk the completed structure with you before signing off. You receive written care instructions โ€” how long before furniture goes back, what to do if it rains in the next 24 hours, and when to plan your next re-coat. 1-Year labor warranty confirmed in writing at handoff.

How Pricing Works

Outdoor structure restoration pricing depends on the size and condition of what you have โ€” not a flat package rate. Every job is different, and every quote reflects that.

What Shapes Your Quote

Four factors determine your restoration cost โ€” all itemized clearly before we start.

  • 1

    Type & Size of Structure

A 200 sq ft deck costs differently than a 600 sq ft deck. A 50-foot fence line costs differently than 200 feet. We price by surface area and linear footage โ€” so you’re always paying proportionally to what we’re actually restoring.

  • 2

    Current Condition & Repair Scope

A structure in fair condition with surface weathering costs less than one with significant rot damage, failing fasteners, and multiple boards to replace. Repair scope is assessed during the quote visit and itemized separately from cleaning and finish work.

  • 3

    Desired Finish & Stain Type

Transparent stain, semi-transparent, or solid-color each have different product costs and application times. Premium-grade UV-resistant sealants cost more than standard products โ€” and last significantly longer. We present options at every price point.

  • 4

    Add-Ons Selected

Anti-slip coating, hardware replacement, and paint touch-up are each priced individually and discounted when bundled with the base restoration. You decide exactly what’s in and what’s out before any work begins.

Frequently Asked Questions

Everything you should know before scheduling your outdoor structure restoration.

How long will the stain and seal last?

It depends on stain type and exposure. Transparent stains typically last 1โ€“2 years on horizontal surfaces. Semi-transparent stains last 2โ€“4 years. Solid-color stains last 4โ€“6 years and are the best option for maximizing time between applications. Vertical surfaces (fences, rails) always last longer than horizontal decking that takes direct sun and foot traffic. We’ll give you a specific re-coat timeline recommendation for your structure at the end of the job.

Can you restore composite decking, or only wood?

Yes โ€” we clean and restore composite decking using composite-safe cleaning products and low-pressure washing techniques. Composite cannot be sanded or stained, so restoration focuses on deep cleaning, mildew and tannin stain removal, and applying a composite-compatible protective coating. The substructure beneath composite decking is usually standard lumber and is inspected and repaired the same way as a wood deck.

My deck has some rotted boards โ€” can it still be restored?

In most cases yes โ€” board-level rot is a normal part of deck restoration. We remove the rotted boards, assess whether any adjacent boards or the joists below are affected, and replace only what’s necessary. Unless the rot has reached the structural subframe (posts, beams, and joists), the deck is fully restorable. We’ll assess the extent of rot during the quote visit and give you an honest picture before any commitment.

How long does it take before I can use my deck after restoration?

For foot traffic, most stain and sealant applications are ready within 24โ€“48 hours depending on temperature, humidity, and product type. For furniture, we recommend 48โ€“72 hours to allow the finish to fully harden. We always provide written cure guidelines specific to the products we used at the end of the job โ€” so you’re never guessing. Avoid placing rubber-backed rugs or furniture with metal feet on freshly stained decking for at least one week.

Is there a benefit to restoring vs. replacing my old deck?

In most cases, restoration costs 20โ€“40% of what full replacement would โ€” and delivers a result that’s nearly indistinguishable from new when done correctly. The key question is whether the structural subframe is still sound. If the joists, beams, and posts are solid, restoration makes strong economic sense. If the frame has failed, replacement is the right call. We assess this during the quote and give you the honest recommendation โ€” we have no financial incentive to restore a deck that needs to be replaced.

Can you match my fence stain to my deck?

Yes โ€” when restoring both structures in the same project, we coordinate the stain color and finish type so the entire outdoor area reads as a unified, cohesive space. If your fence and deck were originally different finishes and you’d like to harmonize them, we can help you select a color family that works across both. Bundling fence and deck in the same visit also qualifies for add-on bundle pricing.

Your Outdoor Spaces Deserve Better Than Another Season of Waiting

Every season you put it off, the damage goes deeper and the restoration gets more expensive. Get a free, no-obligation assessment and we’ll tell you exactly what your structure needs, what it’ll cost, and whether restoration or replacement is the smarter call.
