Most gate hardware failures trace back to one of three root causes. We identify which one applies before touching the hardware.

Undersized Hinges

Standard residential hinges are rated for lighter gates. Heavier wood or double gates need heavy-duty hinges with larger fasteners. Undersized hinges pull out of the frame over time regardless of how well they were installed. We select hinge size based on actual gate weight.

Fasteners Into Surface Only

Screws driven into fence pickets or siding rather than into the frame rail or post framing pull out under the gate’s weight. All hinge and hardware fasteners must reach solid framing โ€” through-bolts on vinyl gates, lag screws into rail centers on wood gates.

Gate Frame Racking

The gate frame itself distorts diagonally over time โ€” especially on wider or heavier gates without a diagonal brace. An anti-sag kit (tension cable from top-hinge corner to bottom-latch corner) corrects and prevents racking without replacing the frame.

Post Movement

If the hinge post has leaned or settled, the gate opening geometry changes and no hardware adjustment will fully compensate. Post plumb is checked during every gate assessment โ€” if the post has moved significantly, that is documented and addressed before hardware work proceeds.

Wood
