Treating rust before it spreads

Rust on a metal roof is the real problem, and paint alone will not stop it. Providers wire-brush or sand loose rust, apply a converter that stabilizes what remains and prime the bare metal with a product made for it. They also check fasteners, which back out over time as the metal expands and contracts. A roof treated this way can often be restored instead of replaced, but extensive rust-through or soft spots mean the panels may need to be changed. Ask the provider to show you photographs of the rust on the roof before they treat it, so you understand how much work is surface treatment and how much is repair.

Seams, penetrations and what actually keeps water out

The coating is only as good as the details around it. Seams, ridge caps, vents and chimney flashing are the places where leaks begin, so providers seal them with a flexible mastic or sealant before coating. Roof coatings add a continuous membrane over the panels and cover the screw heads. If your roof has leaks already, tell your provider where they show up inside, so they can focus on the likely path. If your roof has had leaks in the past, share the history, because the provider can focus on the seams and flashings that usually cause them.

Heat, color and efficiency

Light-colored, reflective coatings lower the surface temperature of a metal roof significantly and can reduce cooling costs in the afternoon. Darker colors look classic but absorb more heat. Elastomeric and silicone-based coatings differ in how they handle ponding water and how they hold their color over time. Ask the provider which system they use, how long it takes to cure and how the product has performed on roofs like yours. Check that the product you are offered is rated for metal and for the slope of your roof, because ponding water needs a different coating from a steep pitch.
