The service

What mold inspection is, what a visit covers and where the line is.

The short answer

A mold inspection is a visit by a trained pro who looks for visible mold, signs of past water intrusion and the conditions that feed growth. Mold Inspection in San Jose is booked through pros who cover its 35 ZIP codes, in neighborhoods such as Willow Glen, Almaden Valley, and Cambrian Park. San Jose's dry summers are ideal for exterior painting and deck work — the fall calendar fills fast, so book early. Removal is a separate service, and each pro sets what they provide.

What a mold inspection visit includes

What is included depends on the jobs you pick and on how each pro sets up their visit and timing. You see the exact scope with each pro's price before you book.

  • Visual inspection
  • Moisture-source check
  • Written findings report
  • 30-day workmanship warranty

What shapes a mold inspection job

These are the things that make one job different from another. Mention them in your notes so each pro can scope your job properly.

Size of the affected area
A single room is simpler than a whole floor or an attic.
Hidden spaces to check
Behind cabinets, under flooring, above ceilings and inside wall cavities are places where moisture lingers.
Whether samples are taken
A visual and moisture visit differs from one that adds air or surface samples with lab fees.
Age of the water problem
A recent leak and a long-standing damp area look different to the pro.
Ventilation and daily use
Showers without fans, dryers venting indoors and humidifiers add moisture all the time.
Where in San Jose the job is
No two San Jose districts age the same way. Older homes in Willow Glen and the Rose Garden hide knob-and-tube wiring and original plaster; North San Jose new-builds need warranty punch-list work; Almaden and Cambrian ranches are hitting the age where decks, fences, and fixtures all need attention at once. Tell the pro your neighborhood or ZIP code so they know the age and style of the home.

What you receive

A mold inspection normally produces a written report and photos of what was observed. Each pro sets what they provide, including whether lab samples are part of the visit.

  • A written report describing visible mold, odors and signs of past or present moisture
  • Photos of affected areas and the moisture readings taken, where the pro records them
  • Moisture sources and conditions the inspector observed that may have contributed to growth
  • Lab results and an explanation of them, if samples were collected
  • Areas that could not be inspected and why
  • Suggested next steps, such as source repair or a remediation quote, without doing them

What is not part of mold inspection

Knowing where the line is keeps the visit on track and keeps you safe. When a job belongs to a specialist, NorTech tells you before you book.

  • Mold removal, cleanup, containment or demolition. That is the mold remediation service, done by a separate pro.
  • Repairing leaks, roofs, plumbing, ventilation or grading. Each has its own service, and licensed trades do the regulated work.
  • Medical advice or health assessments. An inspection reports building conditions, not how they affect people.
  • Any job where labor and materials together reach $1,000. Work at that size is done by a licensed contractor, and NorTech flags it first.
  • A guarantee that a home is free of mold. The report covers what was visible, accessible and tested on the day.
  • Opening walls or floors to look inside unless the pro and you agree to it in advance.

License and permits for mold inspection

Who does it

Some places license or certify mold assessors and others do not. Where a credential applies, pros who take these jobs hold it, and any training or certification they carry is shown on their profile. An inspection observes and reports, and does not involve regulated trade work.

Permits

A mold inspection does not normally need a permit. Remediation, demolition and repairs that follow can, depending on the scope and the rules that apply where the work is done. Your remediation pro explains what is needed.

Check your pro

Check the pro profile for licenses or certifications, and ask the inspector what training they have and whether they are independent of any remediation company. Ask for the credential number to be written on the report.

How booking works, how to get ready, and what to expect where you live.

How booking mold inspection works

  1. Say what needs doing

Add your ZIP and a few words about the job.

  2. Compare pros near you

Each pro sets their own price and warranty. NorTech does not pick for you.

  3. Book the pro you pick

Add photos and details on their page. Your card is held and only charged after the work and the photos.

  4. Photos and a warranty

Your pro backs the work with a workmanship warranty — if covered work is not right, your pro makes it right, free.

Before you book mold inspection

Quick things that save a trip. Tick them off as you go; none of it is required to book.

0/7
Let’s get you readyTap a card when you have done it.

Do not clean before the visit

Bleach, scrubbing and fresh paint hide the evidence and can change sample results. Leave stains, damaged drywall and growth as they are, and put a note in the booking about anything you have already done.

Write down the water history

List leaks, floods, roof repairs and plumbing work with dates, and say how they were dried. A clear timeline gives the inspector context for odors and stains.

Run the home as you normally live in it

Keep the air conditioner, heat, dehumidifier and fans on their usual settings in the day before. Sampling and moisture readings mean more when they reflect real conditions, not a house aired out for the inspector.

Photograph stains and odors by room

Take photos of discolored areas, peeling paint and soft spots, with a note on when you first noticed them. They show the pro what has changed since your first sign.

Tell the pro why you need the report

A report for your own peace of mind, a buyer, an insurer or a landlord may need different documentation. Say which it is so the pro can plan the visit around it.

Keep inspection and cleanup separate

Get findings first, then invite remediation quotes from pros you choose. Giving them the same report lets you compare quotes for the same scope.

Say where in San Jose you are

Add your neighborhood, for example Willow Glen, Almaden Valley, and Cambrian Park, or your ZIP code to your notes. Pros choose the neighborhoods they cover, and it tells them how far they have to travel.

How where you live changes mold inspection

Add your ZIP in the booking card at the top to see weather alerts and the season for your area.

Humidity decides how fast and where mold appears

The Bay Area has dry summers and a wet winter, and the weather changes a lot between the foggy coast and the hot inland valleys. San Jose's dry summers are ideal for exterior painting and deck work — the fall calendar fills fast, so book early. In humid climates, mold grows on closet walls, window frames and behind furniture touching cold exterior walls, even without a leak. In cold climates, warm indoor air hits cold surfaces in attics, window frames and exterior corners and condenses.

Fill in the blanks first. The note goes to the pro you choose.
