The service

What porch & patio painting is, what a visit covers and where the line is.

The short answer

Porch and patio painting is a booking in which an independent local pro cleans and recoats the surfaces you walk on and touch: wood porch floors, steps, railings and concrete patios. Porch & Patio Painting in San Francisco is booked through pros who cover its 28 ZIP codes, in neighborhoods such as The Mission, Noe Valley, and The Sunset. SF's microclimates mean fog, wind, and moisture vary dramatically by neighborhood. Providers account for this in material selection. The pro you hire sets the price and warranty for your porch.

What a porch & patio painting visit includes

What is included depends on the jobs you pick and on how each pro sets up their visit and timing. You see the exact scope with each pro's price before you book.

  • Surface clean & prep
  • Porch/floor enamel finish
  • Railing & trim (optional)
  • Before/after photos
  • Your pro’s own workmanship warranty

What shapes a porch & patio painting job

These are the things that make one job different from another. Mention them in your notes so each pro can scope your job properly.

Surface material
Wood porch floors, concrete patios, tile and pavers each need a different coating.
Foot traffic and furniture
High-traffic areas wear coatings faster, and heavy furniture or planters must be cleared during work.
Slip resistance
Painted surfaces can be slippery when wet, so grit additives or textured coatings are commonly used on steps and open patios.
Drainage, moisture and existing damage
Standing water, efflorescence and cracks must be dealt with before coating, or the paint will peel.
Railings, posts and ceilings
Porch railings, columns, ceilings and steps add surfaces beyond the floor.
Where in San Francisco the job is
San Francisco's housing stock is unlike anywhere else — 1880s Victorians with horsehair plaster, Edwardians with redwood framing, and steep-slope foundations. Providers know SF construction intimately. Tell the pro your neighborhood or ZIP code so they know the age and style of the home.

Coatings for porch floors and patios

The right product depends on what the surface is made of and how it is used. Tap an option to compare, then add your pick to your job notes.

What is not part of porch & patio painting

Knowing where the line is keeps the visit on track and keeps you safe. When a job belongs to a specialist, NorTech tells you before you book.

  • Any job where labor and materials together reach $1,000 or more. At that size a licensed contractor takes the job, and the booking flags it early.
  • Replacing rotted floor boards, joists, posts or steps, or rebuilding a porch. That is carpentry or deck repair and may need a permit.
  • Repairing sunken or heaving concrete, major cracks or drainage problems.
  • Structural railing changes needed to meet a building code. That is a licensed contractor job.
  • Scraping or sanding old paint at a home built before 1978 without telling your pro first. Older porch paint may contain lead.
  • In San Francisco, sF DBI permit requirements are among the strictest in California. Smaller jobs stay within the handyman exemption; permitted work is bid on by NorTech-verified licensed contractors.

Before you book porch & patio painting

Quick things that save a trip. Tick them off as you go; none of it is required to book.

Do the water test on concrete

Sprinkle water on the slab. If it soaks in and darkens, the concrete is bare and porous.

Photograph the surfaces and the steps

Take photos of the floor, the steps and the railing, with close-ups of peeling, cracks, stains and soft spots. These let the pro judge the prep and the coating system.

Choose a finish with grip

Ask the pro about a satin finish and an anti-slip additive for steps and the first part of the porch. Think about wet shoes, children and anyone with limited mobility.

Plan for the cure time

Ask how long until you can walk on it, put furniture back and use the grill. Decide which door you will use in the meantime and where pets and children will be.

Clear everything off the surface

Move furniture, planters, mats and grills before the visit, and note items that cannot move. Anything left on a fresh coat can stick or leave marks.

Fix the water source first

Check that gutters, downspouts and sprinklers are not soaking the porch or patio. A leak left unfixed will lift a new coating within a season, however well it was applied.

Say where in San Francisco you are

Add your neighborhood, for example The Mission, Noe Valley, and The Sunset, or your ZIP code to your notes. Pros choose the neighborhoods they cover, and it tells them how far they have to travel.

Wood, concrete, brick pavers and tile need different coatings

A wood porch floor is cleaned, scraped and primed, and its gaps can be sealed. Bare concrete needs to be cleaned, etched so it will hold a coating, and checked for moisture. Sealed concrete and tile may need grinding or a special primer. Brick pavers can be coated but the joints and movement make it harder. Tell your pro the surface and any sealer so they can choose the right system.

Fill in the blanks first. The note goes to the pro you choose.

Best time to book porch & patio painting

Spring Mar to MaySummer Jun to AugFall Sep to Nov

Floor coatings need dry surfaces and mild temperatures to bond and cure. Concrete should be dry for days and not in direct sun when coated, and wood needs dry weather for a day before and after. Pick a stretch when rain is not forecast, and avoid hot afternoons when the paint dries too fast. In San Francisco, the dry season from late spring to fall is the easiest time for outside work, and the fall calendar fills before the first big rain.
